1. FOUNDATION
- The foundation shall be designed for one additional floor. The type of foundation, (like column footing, or under reamed piles) shall be made as per the design requirement and soil condition.
2. ANTITERMITE TREATMENT
- Necessary anti termite treatment shall be given for the foundation and all round the building.
3. BASEMENT
- The basement height shall be maintained to 3’6” from existing road level.
- The earth filling for the basement height up to 3’6” shall be made from the existing ground level.
4. FLOOR HEIGHT
- The floor height shall be 10 feet clear at all floors.
5. STRUCTURE
- Outer walls of the building shall be 9” thick brick work in C.M 1:5.
- Interior walls 4.5” thick B.W. in C.M 1:3 with reinforced mesh every four layers.
- Plastering for the entire building both outside and inside surfaces is done.
6. CONCRETE GRADE
- Concrete grade M20 is used for the columns and beams.
7. KITCHEN
- Kitchen slab with granite top (G20)
- Tiles fixed for two feet height above the kitchen slab.
- Stainless steel sink provided metro make.
- Necessary Shelf’s provided with kudappah slab.
8. FLOORING &WALL TILES
- 2’0” X2’0” Vitrified Tiles for all rooms.
- Ceramic designer tiles for a height of 7’0” in Toilet area.
- Antiskid ceramic tiles provided for Bathrooms, Washing & Staircase area.
9. CARPENTRY
- All doors frames shall be provided with country wood.
- Aluminum frame with sliding glass provided for windows.
- Molded or skin doors for the main entrance provided.
- Flush door provided for bedroom doors.
- Laminated waterproof flush doors shall be provided for the toilet doors.
- Necessary ISI locks are provided for all the doors.
- M.S. grills are fixed only for the windows.
10. ELECTRICITY
- Concealed wiring done for all the portions with good quality ISI wires.
- (Finolex house guard wires).
- One A.C. point is provided in each portion.
- Modular Switches shall be provided. Litaski Deco or Equivalent.
- Three phase power supply shall be provided.
- Telephone point for each portion provided.
11. PLUMBING
- Bore well up to depth of 50’ with 5” dia pipe shall be made and same may be connected to O.H.T. with 1.5 H.P. jet motor. (Suguna make)
- C.P.V.C Ashirvad SDR 11 Pipes shall be used for all concealed work.
- U.P.V.C. Finolex pipes shall be used for open line. Schedule 40 Guage.
- P.V.C. Finolex pipes for all drainage lines. 4kg pipe for open lines and 6kg for concealed lines.
- Necessary water taps shall be provided in bathroom and wash areas wherever required. (metro or equivalent).
- I.W.C. or E.W.C. white color with floor mount, slim line flush tank shall be provided. (Parryware, hindware or equivalent).
- Rain water harvesting shall be made as per the specification.
12. PAINTING
- One coat of white cement, one coat of primer and two coats of emulsion paint with Birla putty finish shall be made for all interior walls.
- Three coats of enamel paint for wood and grill work shall be given.
- One coat of white cement and two coat of exterior emulsion paint shall be made for exterior walls.
- Asian paint or ICI Dulux brand used for painting works.
